Hilltop Palace features an open-concept living space with coastal décor, shiplap accents, billiards, and a modern fireplace. The chef’s kitchen features premium appliances, a large island, and everything you need to cook, dine, and gather. Each bedroom offers plush bedding and a private en-suite bath, including spacious king suites and a custom bunk room.

Experience the perfect blend of comfort, luxury, and location—just a short drive to Gulf Place’s restaurants and artist colony, or Sandestin’s Baytowne Wharf. Walk out your front door to a fresh seafood restaurant located next door and public beach access. 30A’s top beaches, restaurants, and attractions are all easily accessible.

We provide a low-speed vehicle and four beach chairs for your convenience. We also offer bicycles and other beach cruisers through our partners.
The parking pad and garage can accommodate up to five standard-size vehicles. Parking is not allowed on the grass or elsewhere in the neighborhood.

Some small dogs are permitted, so please inquire about our pet policy and fees. Any small dog must be approved in advance with written consent.

We provide high-thread-count linens and a starter set of toiletries, detergent, and soaps. The guest is responsible for any additional items needed.

Check-In: 4 PM (Central)
Check-Out: 10 AM (Central)
Check-in and check-out times are strictly enforced since our maintenance crew and cleaners will occupy the parking spots from 10 AM to 4 PM. There is a minimum fee of $200 per hour for leaving after the posted time, as this prevents staff from completing the job and interrupts the next guest’s vacation.

Weddings/Events: If held on property, an additional $500.00 event fee is required*

The pool and spa can be heated from October 1 - May 30 for an additional daily fee. The heated pool must be requested at least three days before arrival to ensure it is on and operational.*

All TVs in the home are smart TVs with all the standard apps using high-speed internet. Cable TV is not available, but the apps will provide you with thousands of hours of content. Bring your Netflix, Disney, HBO, etc. passwords.

AGE REQUIREMENT
Spring Break college groups are not allowed. No reservations will be made to students or singles under the age of twenty-five (25). One (1) guardian of twenty-five years or older is required for every four (4) singles under the age of twenty-five. Guardians must accompany anyone under the age of twenty-five (25) at all times and be present during check-in. Underage drinking and/or partying are not allowed in any of the rental units. Non-compliance with these rules and regulations will result in immediate eviction with no return of any and all payments made.
